Riverbend Appraisals is a boutique appraisal firm located in London, Ontario which specializes in residential appraisals. Our team strives to produce high-quality and accurate appraisal reports for our clients. Appraisals are completed in a timely manner and are well-supported using market data and reliable third-party sources. Our home appraisals are completed by certified Canadian Residential Appraisers (CRA, P.App.) and are widely accepted by lenders, mortgage agents and brokers, real estate agents and brokers, lawyers, tax authorities and insurance companies.
An appraisal is an unbiased professional opinion of a home's value. Appraisals are almost always used in purchase-and-sale transactions and commonly used in refinance transactions. In a purchase-and-sale transaction, an appraisal is used to determine whether the home's contract price is appropriate given the home's condition, location, and features. In a refinance transaction, an appraisal assures the lender that it isn't handing the borrower more money than the home is worth.

Aryn Visscher founded Riverbend Appraisals in 2020. Her education in Real Estate & Housing and Valuation led her to start an appraisal firm of her own. She loves what she does and enjoys the variety of her work and the challenging assignments that cross her desk daily. Actively working as a Residential Appraiser and REALTOR®, Aryn possesses a thorough understanding of the real estate market and the factors that influence it. She is continuously searching for ways to improve the appraisal process for all stakeholders.

SENIOR APPRAISER
Michael has been a member with the Appraisal Institute of Canada (AIC) since 2017 and obtained full designation as a Canadian Residential Appraiser (CRA, P.App) in March 2021 through the University of British Columbia Sauder School of Business.
Working in the London area since 2017 Michael has extensive experience with rural properties and smaller communities, the executive marketplace, and multi-family valuation.
Michael has lived most of his life in the City of London other than several years abroad in Germany. He is a second generation appraiser. In his free time he enjoys playing softball and woodworking.
